Rekeying between tenancies

You cannot know how many copies of a key exist once a tenant moves out — cleaners, trades, flatmates, ex-partners. Rekeying the locks between tenancies is the simplest way to protect the next tenant and the owner's property, and it is far cheaper than replacing hardware that still works.

Where a property comes to us with a tired Lockwood or Whitco set, we will tell you honestly whether a rekey is enough or whether the hardware has reached the end of its life. If it does need replacing, we quote it separately and fit quality gear — Lockwood, Yale, Carbine, Assa Abloy — that will not be back on your maintenance list in six months.

Master key systems for blocks and portfolios

If you manage a block of units, a master key system means one key opens every door you are responsible for, while each tenant's key opens only their own. No more bunches of keys at inspections, and no locksmith callout because the office keyring is missing the right one.

We build these on restricted keyways, which means additional keys can only be cut through us with your written authority — tenants cannot have copies made at a kiosk. Every system comes with a key register we maintain, so you always know how many keys exist and who holds them.

Documentation your owners and files need

Every job comes back with the detail your property file needs: the address, what was found, what was done, what hardware was fitted, and photos where they matter — damage after a break-in, the condition of a door before and after, the new lock in place. Invoices are itemised per property so on-charging to an owner or reconciling at month end is straightforward.

If a job raises something you should know about — a door that does not meet fire egress requirements, a lock that is a security risk, hardware that will fail soon — we flag it rather than walk past it.

Common questions

Do tenants call you directly, or do we?

Either. Some agencies give tenants our number for after-hours lockouts with a standing instruction on who pays; others prefer every job to come through the property manager so nothing is spent without approval. We work whichever way your office is set up, and we confirm the billing arrangement before we start work.

Can you rekey a property between tenancies at short notice?

Yes — rekeying between tenancies is one of our most common property management jobs. Where the existing hardware is in good condition we rekey rather than replace, which keeps the cost down, and we hand over the new key sets labelled however your office prefers.

What happens if a tenant refuses access for an urgent repair?

We attend when you have arranged lawful entry and can be there alongside you or your representative. We do not force entry to occupied tenancies on a property manager's instruction alone — we follow the process you have set up under the tenancy agreement and the Residential Tenancies Act.

Can you set up master key systems across a portfolio?

Yes. We design and build master key systems for blocks of units and scattered portfolios — from a simple maison-keyed block to a tiered grand-master setup — using restricted keyways like Lockwood and Assa Abloy systems so keys cannot be copied at a mall kiosk. We keep the key records and cut additional keys only on your written authority.

How do you invoice?

Per job with the property address, work carried out and photos where relevant, so the invoice can go straight onto the property file. For agencies running regular work we can consolidate monthly. Callout and labour rates are quoted before dispatch, including after-hours rates, so there are no surprises at month end.

How fast can you get to a property?
